Letters Testamentary (if there is a will) or Letters of Administration (if there is no will) are documents issued by a Washington Superior Court. Can I sell the property before probate is finalized?
Yes. In fact, most estate homes are sold during the probate process to provide the liquidity needed to pay estate debts and taxes. Once the court grants Non-Intervention Powers to the Personal Representative, the home can be listed and sold much like a traditional real estate transaction.
