The Eastside commands a persistent premium over Seattle's westside for a consistent set of reasons: Bellevue School District, Lake Washington School District, and Issaquah School District are three of Washington's top-performing public school systems, and buyer demand for homes in their catchment zones is structural, not cyclical.
